Definition

There are
three ways to change a room.

Repair what is worn.Remodeling
Change the fixtures and layout to remake the room.Renovation
Keep usable fixtures and style the space.renovy

We are the third option.
Keep the fixtures. Change the floors, walls and curtains.
We design the surfaces that shape the room’s impression.

Your choice

Choosing a room with working fixtures
was the right decision.

You chose a resale home over a new one.
You prioritized location and space, and checked the condition of the fixtures before buying.
You chose not to remove what was still usable.

That decision continues after handover.
There is no need to remove a usable kitchen or replace a water heater that still works.
What may need to change is what you see most each day.
The floors, walls and curtains.

Surfaces

A room’s impression
is shaped by its surfaces.

When you stand in a room, most of what you see is the floor and walls.
Furniture covers far less area than you might think.

So no matter how carefully you choose furniture,
standard wood-pattern flooring can keep the room looking much the same.

As you decide what to wear before choosing an outfit,
a room has a foundation too.

Before / After

Floors, wallpaper and curtains.
That is all we changed.

You were probably looking for the third option.

The only window

The room is completely empty
only once.

From the day of handover to the day you move in.
A few weeks with no furniture and no one living there.

Contract
Decide here, and work can begin on the day of handover.
Handover
Work can start from the day you receive the keys.
Moving in
Once furniture arrives, this window closes.

In this period, floors, walls and curtains can be finished most beautifully.
Protective covering is minimal, the schedule is shorter and costs are lower.
After you move in, furniture has to be moved and the work done room by room.

Decide before you receive the keys.
That is the cleanest and smoothest way.

What we choose

What we choose
are the surfaces that give a space its expression.

Wood flooring has become almost too common.
Light wood grain floors and white walls are never wrong, but
that safe choice seems to make many rooms feel like
places you have seen before, a little flat.

renovy puts stone-like textures and muted-color surfaces at the center.
Their look shifts quietly with light and furniture,
and they give the whole space a more composed impression.

We do not think offering everything is kindness.
We select in advance what makes a space beautiful.

A fixed set of choices is not a limit.
It is a kindness that brings you closer to a room that feels like yours without hesitation.

Cost

Choosing not to
disturb the fixtures.

Much of a renovation budget goes to demolition and fixtures.
Removing the kitchen, tearing out the bathroom, redoing the plumbing.
Once you decide not to, the cost structure itself changes.

We spend only on the surfaces you see every day.
This is not about being cheap. We simply do not do what is unnecessary.

Cost is based on area.
The number of tatami mats of floor, wall surfaces and curtains. That is all.
The pricing structure does not add costs later.

Send us a floor plan and we will provide an estimate.

Resale

We have also thought about
the day you let it go.

A floor or wall once changed cannot easily be undone.
So many people think about selling someday
and leave the interior they really want to change as it is.

At renovy, you can choose a method that does not damage the original interior
and lets you restore it whenever you like.

While the new floor sits on top,
the original floor stays protected underneath.

Enjoy a space you like now,
and when you eventually part with the room, you can return it to its original state.

Do not lose future options for the sake of today’s life.
That is also how renovy thinks about interiors.

Two ways

In a condominium, you can choose
between two ways of finishing.

A bonded floor finish
A floor installed to be reversible. Lifting one sheet reveals the existing floor
01
Bonded

With bonding, what you can choose changes greatly. A finish for those who have decided to live there for a long time.

  • Bonded installation reduces lifting and shifting
  • Existing floors can be removed and replaced
  • The widest choice of materials
  • The highest finishing precision
02
Reversible

Suit your life now and keep the next one open. A way of choosing without deciding everything.

  • Can be installed without damaging the existing floor
  • Can be restored when you sell or rent out
  • Works as a cover while young children are at home
  • In a few years, the space can change into a different look

Both are renovy standard.
Choose according to how you live.

What changes

What a rental could not do,
a condominium can.

In a rental NG
In a condominium OK
Installation method
Adhesive cannot be used Finished without fixing, on the premise that it can be restored.
Bonded installation Fixed firmly in place. Fewer level differences and a stable feel underfoot.
Handling of the existing floor
Laid over the top Installed over the existing floor, which stays in place.
Removed and replaced The existing floor can be removed before installation. This allows more freedom in the finish.
Material choices
Limited to reversible specifications Chosen within what can be restored to its original condition.
Choose without limits Wallpaper from every item number. Flooring too, including texture and thickness.

renovy handles floors, wallpaper and curtains.
We do not widen the scope. The range of choice within those three grows.

Conditions

Checking building rules and filing notices
is handled by renovy.

Condominiums have building rules.
Sound insulation ratings, permitted days and hours for work, and advance notices.
They differ by building, and checking them takes effort.

  • Floor sound insulation rating

Many condominiums set standards for how sound travels to the floor below (such as LL-45). We check your building’s rules and recommend floor materials that meet them.

  • Notice to the condominium association

A notice to the association may be needed before work. renovy checks the rules and prepares the documents.

  • Private and common areas

Even inside your unit, some parts count as common areas. How much can be worked on depends on the building.

Questions

Frequently asked questions.

Q.There are only 3 weeks between handover and moving in. Can the work be completed in time?+
A. In many cases, yes. Since the work is limited to floors, wallpaper and curtains, installation itself takes only a few days. Choosing materials takes time, so it is best to contact us once your handover date is set.
Q.Can I request work on just the floor or just the walls?+
A. Yes. We can work on just the floor or just the walls. We will not suggest expanding the scope.
Q.Can the doors be changed too?+
A. Door designs and other details can also be changed. Please ask us for details.
Q.How is this different from a renovation company?+
A. We leave the fixtures untouched. Renovation usually replaces the layout and fixtures, while renovy keeps usable fixtures and changes the floors, walls and curtains. Without demolition or fixture work, the schedule and cost structure are different.
Q.Who files notices with the condominium association?+
A. renovy does. We check the building rules and prepare any required notices.
Q.Can the work be done while I live there?+
A. Yes. Since we do not alter fixtures or the layout, you do not need temporary housing. Moving furniture does mean more time and cost than working in a vacant unit.
Q.How is the cost determined?+
A. It is based on area: floor area in tatami mats, number of wall surfaces and number of curtains. The pricing structure does not add costs later. Send us a floor plan and we will provide an estimate.
Q.Will this put me at a disadvantage if I sell later?+
A. renovy can use installation methods that avoid major damage to the original floors and walls and allow them to be removed later.

Enjoy a space you like while you live there, then restore the unit when you sell. This helps reduce concerns that distinctive interiors may limit the next buyer.

You can enjoy your home now while keeping the option to sell later. That is one feature of renovy.
Q.Can you work in a condominium?+
A. Yes. Building rules may specify floor sound insulation ratings and other requirements. We check the rules and recommend materials that meet them.
Q.Can you make it reversible in a condominium?+
A. Yes. We can choose a method that leaves the existing floor intact. It is often chosen by people considering a future sale or rental, and by households with young children.
Q.Can I ask before buying?+
A. Yes. From photos taken during a viewing, we can show how the floors and wallpaper might look after a change. You can use this to help decide whether to buy.

First,
how far can your room change?

Based on photos and a floor plan of your room,
we will guide you on floor and wall combinations and a cost estimate.

If your handover or move-in date is set,
we will also explain how to proceed working back from that date.

Even if you have not decided to do the work,
it is fine to come just to take a look.
